Bookings – The DEPOSIT DUE UP FRONT is required to hold the unit with the Balance Due of the rental total due 60 days prior to arrival.
Cancellations – If the guest cancels 60 days or less prior to arrival, all balances paid (less security and damage deposits) will be forfeited. If the balance due remains unpaid 60 days or less prior to arrival, the home owner reserves the right to cancel the booking, and the deposit will be forfeited. If the guest cancels the booking 61 days or more prior to arrival, then all amounts remitted will be refunded. Until the time that the full balance has been paid, the owner reserves the right to cancel a booking for any reason. In cases where the owner cancels the booking all deposits will be refunded in full.
Price guarantee – Except as hereinafter mentioned the price of renting the premises is fully guaranteed and no surcharges will be added to the cost shown except for situations where guest requests “additional cost” amenities such as grill or daily pool heating costs. Also, any increases in sales taxes imposed directly or indirectly by governmental agencies will be passed on to the guest.
Contract – This contract is governed by and shall be interpreted in accordance with Florida law and the parties hereto shall both submit to the jurisdiction of the Florida courts. Should the home owner need to seek recovery of money due via the courts, he/she shall also be entitled to recover legal costs involved and interest charges accrued from this date.
Security and Damage Deposit – A security and damage deposit against damage will be held as a guarantee, for the homeowner, against any costs incurred for any additional services, missing items, or any damage that may incur during your stay in the home. If damages occur that exceed the security and damage deposit, homeowner reserves the right to charge and collect from guest these additional costs. Please note that smoking is not allowed in the home or pool area.
Occupancy – Florida State Law prohibits subletting, sharing or assigning. Each home contains a floor plan, which clearly states the maximum occupancy level.
Arrival and Departure – The rental commences at 4:00 p.m. on the day of arrival and ceases at 10:00 a.m. on the day of departure.
Utilities – All rentals are inclusive of electricity and water with the exception of pool heat which is an additional charge of $35 per day upon request.
Pool Heating – The temperature of the pool cannot be guaranteed as it will vary according to different factors, the main one being the prevailing weather conditions.
Inventory Items – No inventory items must be removed from the house. This includes linens and towels. Any breakages or damage must be reported to the property manager immediately.
Insurance – it is recommended that you take out adequate travel insurance to cover eventualities such as cancellation, accident, sickness and damage.
Liability – The owner/property manager do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the home including the pool or spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when in the pool, spa and surrounding area. Please bear in mind that the home is situated on a development, which consists of both residential and vacation homes. Therefore, the owner or property manager cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the community.
Problems with property – Any problems that require remedy should be communicated to both owner and property manager.
Force Majeure – Neither the owner or property manager can accept or be responsible for or be liable in respect of loss damage or changes caused by force majeure (e. g. strikes, floods, closure of airports, weather conditions or other events beyond our control).
No Smoking Policy – Please note this is a NO SMOKING home.
Pets – No pets are allowed.
Grills – Grill can be added on to the reservation for an extra fee.
Please Note: By State Law cooking must be done outside the pool cage.
Information Book – An Information Book is provided for guests and is packed with useful information. This Information Book must not be removed or taken out of the property.
Confirmation and Instructions – you will receive a confirmation and instructions prepared by the property manager and forwarded to you by me. You will need to take a copy of this with you to get into the facility.
Damage and Extra Cleaning Fees:
When you arrive, you will find a home that is extremely clean. Although you do pay a cleaning fee, that cost only covers normal cleaning such as washing all the linens, making the beds, vacuuming, scrubbing the floor and cleaning the kitchen and bathrooms. However, whenever the property manager has to expend additional efforts beyond normal cleaning, they pass their additional costs on to me and I in turn must recover these costs from you. Below is a list of additional cleaning/repair costs that would come out of your damage deposit:
- Smoking is not allowed in the home or on the premises and you will be charged for any cost incurred to remove smoke evidence from the home or cigarette butts from the property
- Air conditioning – please do not set the temperature below the settings listed on the wall by the thermostats as setting the temperature too low risks freezing the coils which could result in severe damage to the compressor which you would be responsible for.
- Pool heat settings – If you have ordered heat, the pool temperature has been set to the industry standard of 84 degrees. Please do not try and change the pool settings on the pool heating unit. You will not be able to change the heat settings but will end up causing the water levels in the spa (that heats up when you turn both dials on even if you have not ordered pool heat) to drop below the levels of the jets which can damage the spa.
- Furniture/appliance moving fee $50. If you move furniture or appliances you must move everything back to its original position or incur a fee.
- Please do not use bleach or bleach products in the home as there will be a charge for any damage to carpets, furniture or linen.
- Stained, damaged or missing towels: $25 each
- Stained, damaged or missing bedsheets/blankets: $50 each
- Stained, damaged, or missing comforters $75.
- Missing remotes: $25 each
- No glass in pool area.
- Pool Screen Damage: $50-$65 per screen
- BBQ’s grease stains: $50 BBQ’s must remain outside of pool area by law. Any grease spilled from using BBQ in pool area will incur an additional cleaning fee.
- Excess Garbage/Cleaning: (as additionally charged by property manager)
- Garbage day is on Thursday (so put out on Wednesday) and Recycle is on Wednesday morning (so put out on Tuesday). The community pulls all the trash cans to the curb and sets the cans back after pick-up. You just need to place the garbage in the cans.
- Any garbage not in provided receptacles or outside garbage cans will incur a fee. If you have more garbage than can be fit into these there is a community trash compactor. Ask at the community center regarding its location.
- All food in refrigerator or pantry must be disposed of (considered excess garbage).
- Any other charges by the property manager for additional cleaning will be charged to guest as incurred.
- All other damages charged at actual costs to repair or replace.
Supplies:
There are certain supplies that you should be prepared to either bring with you or go and purchase on your first day as there is generally only enough of these on hand when you arrive to accommodate the first day. The list is:
- Toiletries, Soaps, shampoo, conditioner etc are not provided
- Toilet Paper
- Garbage Bags
- Dishwasher soap
